Insurance for new construction homes in Fort Bend County and the Greater Houston area. We make sure your policy is in place before closing day.
Fort Bend County and the Greater Houston area are home to thousands of new construction homes going up across communities like Cross Creek Ranch, Jordan Ranch, Weston Lakes, and many more. If you’re buying a new construction home, congratulations — and welcome to a process that comes with a few insurance decisions most buyers don’t anticipate.
From understanding the difference between your builder’s insurance and your own homeowners policy to knowing when coverage needs to be in place before closing, getting insurance right on a new build is critical. The wrong assumptions can leave you unprotected during the most vulnerable phase of homeownership.
As a local local insurance agency, we help new construction buyers every week. We’ll walk you through the timeline, explain what’s covered and what isn’t, and make sure your policy is in place before your lender needs it.
During construction, your builder carries a builder’s risk insurance policy (sometimes called course of construction insurance). This policy protects the builder’s financial interest in the structure while it’s being built. It typically covers damage to the structure from fire, wind, theft of materials, and vandalism.
However, the builder’s policy protects the builder — not you. Once you close on the home and take ownership, the builder’s policy ends and you become responsible for insuring the property. Your mortgage lender will require you to have a homeowners insurance policy effective on the day of closing, with the lender listed as a loss payee.
Here’s a simplified timeline:
Many new homebuyers assume that between the builder’s insurance and the builder’s warranty, they’re fully protected. In reality, there are significant gaps:
The builder's policy does not cover your furniture, clothing, electronics, or other personal belongings that you move into the home. Only your own homeowners policy provides contents coverage.
If someone is injured on your property after closing, you need your own liability coverage. The builder's policy and warranty don't provide personal liability protection for the homeowner.
If a covered event (fire, severe storm) makes your new home uninhabitable, your homeowners policy pays for temporary housing. The builder's policy doesn't cover your living expenses.
Yes — and this is one of the most commonly overlooked coverage gaps for new construction buyers. The fact that your home is brand new does not mean it’s safe from flooding. New construction neighborhoods across Fort Bend County and Greater Houston are built on land that was previously open prairie, and the drainage infrastructure is still developing.
If your new home is located in a FEMA-designated Special Flood Hazard Area (Zone A or AE), your lender will require a flood insurance policy before closing — just like they require homeowners insurance. But even if your lot is in Zone X (moderate or low risk), we strongly recommend getting a flood insurance quote. Here’s why:
